The Connecticut Department of Revenue Services has released a new fillable OP-236 form available online for real estate conveyance tax purposes.

The fillable form includes the town clerk's copy and is approved for immediate use. Any remaining OP-236 carbon paper forms will still be accepted by town clerks and the DRS until the supply is exhausted. The new fillable form will improve processing time by being typed and more legible, while the functionality built into the new form will reduce errors and provide for a more complete return.

Access and print New Britain land records 24/7 using the Connecticut town clerks portal.  Access land records from over 70 cities and towns.

New Britain land records index and images from October 1, 1958 to the present are now available.  As a subscriber, you get unlimited access to all participating towns under one simple subscription plan.  Images prior to October 1958 are available using the historic land records index. These images are not grantor/grantee indexed but are searchable by Volume 1-54 (1850-1958). In the last name field enter deeds and search. All volumes prior to October 1958 will display. Select the volume. The entire volume will open. This will take a moment to load all images from that book. Find the page(s) you wish to view, determine the print range, and print out those records. 

All town clerk retained New Britain maps are indexed and images are available using the maps index.

New Britain's GIS property mapping application allows you to check maps or color photos of property lines, hydrants, sewers, and more.

Connecticut Public Act 21-173 defines an unlawful restrictive covenant as " a covenant or other provision in an instrument affecting the title to real property that purports to restrict ownership or occupancy of such real property on the basis of race." This act declares a restrictive covenant void.

Pursuant to Public Act 21-173, the office of policy and management is providing the restrictive covenant form and restrictive covenant affidavit. It is up to the existing property owner(s), if they choose, to record either of these documents on their land records.

Download either the above form or affidavit, complete the document and bring to the town clerk's office for recording. There is no fee for the recording.

• $2.00 each transfer reportable to the state of Connecticut
• $5.00 if current mailing address of grantee is not given
• $1.00 if names of those executing, witnessing, and acknowledging are not typed or printed under signature
• $1.00 for each marginal notation of assignment - subsequent to the first two
• Municipal conveyance tax rate (effective 2/17/2004) is - .005

Map Filing Requirements

Maps must contain a red live seal or live stamp of the design professional on mylar material. Bring the mylar map(s) to the city planner prior to filing in the town clerk's office. The city planner will determine whether the map is a subdivision or not. Once the city planner determines the type of map you can submit the map(s) to the town clerk's office for filing.
